{"id":195159,"date":"2026-03-11T14:38:18","date_gmt":"2026-03-11T14:38:18","guid":{"rendered":"https:\/\/gesvalt.es\/?p=195159"},"modified":"2026-03-11T16:47:06","modified_gmt":"2026-03-11T16:47:06","slug":"report-fincas-rusticas-2025-2026","status":"publish","type":"post","link":"https:\/\/gesvalt.es\/en\/blog\/informe-fincas-rusticas-2025-2026\/","title":{"rendered":"Land market to maintain momentum in 2026 with focus on irrigation and renewables projects"},"content":{"rendered":"<h4>Although prices will continue to rise, growth is expected to moderate and specialisation and digitisation will increase.<\/h4>\n<p>&nbsp;<\/p>\n<p>From <a href=\"https:\/\/gesvalt.es\/en\/\" target=\"_blank\" rel=\"noopener\">Gesvalt,<\/a>, a leading company in <a href=\"https:\/\/gesvalt.es\/en\/companies\/consultancy\/\" target=\"_blank\" rel=\"noopener\">consultancy<\/a>, <a href=\"https:\/\/gesvalt.es\/en\/companies\/valuation\/\" target=\"_blank\" rel=\"noopener\">valuation<\/a> and technical services, we have presented our Fincas R\u00fasticas Report 2025-2026, which anticipates the key trends in the sector for the coming year. The Spanish rural property market faces 2026 with a positive outlook, supported by continued investor interest and a demand that is particularly oriented towards two large segments: irrigated land, valued for its guaranteed access to water, and land with potential for renewable energy projects, where agricultural technology continues to gain prominence.<\/p>\n<p>These dynamics are not only boosting the value of agricultural land, but also reinforcing specialisation in highly profitable woody crops - such as pistachio, almonds, avocados and olives - and fostering a vision of productive and medium- to long-term investment. Although agricultural land prices are expected to continue to rise in 2026, analysts anticipate a more moderate pace of growth, in line with a possible slowdown in the agri-food sector. At the same time, the progress in digitisation and professionalisation stands out, with the emergence of specialised platforms that bring greater transparency and agility to a historically opaque market.<\/p>\n<p>The current cycle is also marked by the entry of institutional investors and specialised funds, with a focus on assets linked to energy transformation and higher value-added crops, as well as by the rise of \u201crural luxury\u201d and the increase in demand for leisure and recreational estates.<\/p>\n<p>However, the sector faces significant challenges. Climate and water uncertainty will continue to be a key factor in assessing the attractiveness of many farms, especially irrigated farms with no guarantee of stable access to water. These risks are compounded by the increasing fragmentation of ownership, with an increase in farms of less than 10 hectares and less professional viability, and legal or administrative constraints on land use. In addition, marketing and closing times tend to be longer than in other real estate markets, which implies longer investment horizons and more planning.<\/p>\n<h2><strong>Land prices on the rise<\/strong><\/h2>\n<p>The latest annual data available places the national average price of land for agricultural use at 10,248 \u20ac\/ha in 2024, compared with 9,967 \u20ac\/ha in 2023, which represents +281 \u20ac\/ha and a year-on-year variation of +2.8%. In territorial terms, the price of land rose in 14 of the 17 autonomous communities, with the Balearic Islands (+7.9%) and Galicia (+4.2%) standing out. Since 2020, the general index reflects a moderate growth trend, with an accumulated +13.8% in the period.<\/p>\n<p>By type of crop\/use in 2024, increases are recorded in most categories: dryland nuts (+6.7%), irrigated arable land (+3.9%) and dryland (+4.8%), grassland (+4.9%), rice field (+5.1%), crops under plastic (+4.7%), dry-farmed fleshy fruit trees (+4.4%), subtropical and tropical crops (+4.7%), as well as increases in olive groves (irrigated +2.6% \/ dry-farmed +0.8%) and dry-farmed vineyards (+1.4%). On the other hand, decreases were observed in orchards (-1.9%) and irrigated vineyards (-5.7%). In current terms, the average rental fee stands at 159.7 \u20ac\/ha, with a +0.5% compared to the aforementioned reference figure (158.9 \u20ac\/ha), maintaining an upward trend in the series.<\/p>\n<p>The general index of perceived agricultural prices in September 2025 was 134.40, -1.05% year-on-year and +5.80% compared with August 2025. By orientation, significant declines were observed in olive oil (-46.51%), the wine sector (-10.78%), tubers (-14.09%), cereals (-2.29%) and pulses (-7.88%). On the positive side, non-citrus fruits (+12.03%), citrus fruits (+19.94%), vegetables (+2.22%), industrial crops (+6.30%), fodder crops (+19.96%) and flowers and ornamental plants (+12.28%) stand out. In animal products, eggs (+24,37%) and milk (+7,18%) rose; and in meat\/slaughter cattle, bovine (+18,91%), rabbit (+18,01%) and goat (+6,24%) rose, while pork (-3,45%), poultry (-2,12%) and sheep (-0,46%) fell.<\/p>\n<p>Furthermore, in the period between October 2024 and October 2025, 496,343 transfers of rural property were recorded, of which 180,499 corresponded to sales and purchases; the rest were distributed between inheritances, donations and other titles. The Autonomous Communities with the highest number of sales and purchases were, in this order, Castilla y Le\u00f3n, Andaluc\u00eda, Comunidad Valenciana, Castilla-La Mancha and Arag\u00f3n, while La Rioja, Madrid and Pa\u00eds Vasco recorded the lowest volumes.<\/p>\n<h2><strong>Differences between territories<\/strong><\/h2>\n<p>The rural land market shows marked regional heterogeneity, both in terms of price levels and intensity of demand. These differences are strongly conditioned by the dominant type of use, the availability of resources, especially water, and the relative scarcity of land in certain territories. In this context, the Canary Islands is the region with the highest values, associated with the weight of highly valued crops, such as bananas. This is followed by Murcia, where demand is concentrated in market gardens and citrus fruits, and the Balearic Islands, where the limited surface area and the scarcity of land sustain high prices.<\/p>\n<p>At the other extreme, the lowest levels are found in Castilla y Le\u00f3n, followed by Arag\u00f3n, Cantabria, Extremadura and Castilla-La Mancha. These regions are dominated by a greater weight of extensive areas, in many cases rainfed, which translates into lower average prices.
