Why is it necessary to carry out an inheritance valuation?

The appraisal of the real estate in an inheritance is fundamental because it determines the taxes to be paid, such as Inheritance and Gift Tax and Municipal Capital Gains Tax. The amount of the former is calculated on the basis of the declared value of the property and is paid in the Autonomous Community where the deceased resided. Although the Administration assigns a cadastral value, this may not reflect the market reality, so it is possible to request a professional appraisal report as a contradictory expert appraisal. In the case of the municipal capital gains tax, the appraisal can be used to prove a reduction in the value of the land, which may justify the non-application of this tax.

Likewise, when there are assets in joint ownership, an appraisal is necessary to know their current value and to facilitate an equitable distribution among the heirs.
