A property valuation is a technical report drawn up by a professional valuer which determines the market value of a property in accordance with Order ECO/805/2003 and international valuation standards (IVS). This report is required for mortgage applications, the distribution of estates, the division of property and property sales.

How do we carry out an official property valuation?

What methods do we use to calculate the value of your property?

Market comparison: analysis of transactions and comparable properties in the area. This is the main method used for residential property.
Replacement cost: This applies when there are not enough comparable properties (unusual properties, areas with low turnover).
Capitalisation of income: It is used when the property is, or may be, let.

What do we document depending on the purpose of the valuation?

Mortgage: report in accordance with Order ECO/805/2003, as required by the financial institution.
Buying and selling: an indicative market value for negotiating a price based on a true understanding of the asset.
Inheritance: value as at the date of death, required for inheritance tax purposes and for the distribution of the estate amongst the heirs.
Divorce or separation of property: market-neutral value for the allocation of assets.

What is an official home valuation for?

The official valuation of a property is used to determine its value in procedures such as purchase and sale, inheritance, divorce or mortgages. It is a necessary and legally valid document.

Who can carry out an official valuation of a property?

Only an appraisal company approved by the Bank of Spain, such as Gesvalt, can issue an official home appraisal that is valid for banks and public bodies.

How much does a home valuation cost?

How is the valuation of a property carried out?

What is the difference between market value, cadastral value and tax value?

The market value is the real price of the property, the cadastral value is fixed by the administration and the fiscal value is used to calculate taxes such as inheritance or transfer taxes.

How long does an official valuation take?

How long is a property valuation valid for?

Generally speaking, a valuation is valid for approximately 6 months for mortgage purposes, although this may vary depending on the bank and the purpose of the report.
