A property valuation is a technical report drawn up by a professional valuer which determines the market value of a property in accordance with Order ECO/805/2003 and international valuation standards (IVS). This report is required for mortgage applications, the distribution of estates, the division of property and property sales.

How do we carry out an official property valuation?
What methods do we use to calculate the value of your property?
- Market comparison: analysis of transactions and comparable properties in the area. This is the main method used for residential property.
- Replacement cost: This applies when there are not enough comparable properties (unusual properties, areas with low turnover).
- Capitalisation of income: It is used when the property is, or may be, let.
What do we document depending on the purpose of the valuation?
- Mortgage: report in accordance with Order ECO/805/2003, as required by the financial institution.
- Buying and selling: an indicative market value for negotiating a price based on a true understanding of the asset.
- Inheritance: value as at the date of death, required for inheritance tax purposes and for the distribution of the estate amongst the heirs.
- Divorce or separation of property: market-neutral value for the allocation of assets.
