Automatic Valuation of Dwellings: What is an AVM and how is it done?

Table of contents

Automated valuation is the valuation of real estate using statistical and mathematical techniques. That is, through hedonic or econometric models, comparables models and artificial intelligence.

Only those properties that can be considered to be of repeated production can be valued by this method. Therefore, unique properties would be excluded.

The difference with a full valuation lies mainly in the fact that it is carried out without the direct intervention of a valuer. In other words, the usual checks that are carried out in an appraisal are not performed. However, the AVM process is supervised at all times by specialised technicians.
