The firm entrusted us with the valuation of an asset located in Barberá del Vallés, very close to the Metropolitan Area of Barcelona, one of the most attractive areas for logistics assets of proximity. The asset will be repositioned and adapted to the current needs of transport and logistics companies.
The warehouse is located in the Barberá del Vallés Industrial Estate and has 20,171 m2 built on a plot of 27,872 m2. It is a large industrial logistics building, on the ground floor, with an office area of 2 basement floors and 4 upper floors. The complex was the headquarters of the Transportes Souto branch, a company currently in the process of liquidation.
This transaction has allowed Meridia to continue to expand its portfolio of real estate investments in the industrial logistics sector and has provided an opportunity to transform and adapt assets in view of the lack of available land in one of the areas with the highest demand for the sector in Barcelona.
What elements were considered in the assessment?
An updated and exhaustive market study has been carried out. In addition, the valuation took into account factors such as infrastructure conservation, equipment, location and proximity to access and main communication routes (airport, railway and port).
The valuation was carried out in accordance with the requirements of Order ECO/805/2003 of 27 March 2003 on rules for the valuation of real estate and certain rights for certain financial purposes.
