What is Due Diligence?

Due Diligence is a report on the situation of a property included in a sale and purchase process, in which fundamental aspects of the physical and legal situation of the property are reviewed and analysed. The quality of the property is analysed from the legal, regulatory, urban, commercial, technical and environmental points of view, with a view to identifying possible contingencies and assessing any additional investments that may be necessary to meet the objectives of the real estate project.

It is, therefore, an analysis of the potential risks of the operation. The evaluation of the asset by a multidisciplinary team of professionals makes Due Diligence a key decision-making tool.

What are the most representative aspects of the review?

The Due Diligence report takes into account the characteristics and current configuration of the property, its ownership and occupancy status, its administrative and urban planning situation, its technical and regulatory compliance with its intended use and its future possibilities, in accordance with the intended objectives, in order to detect whether or not it is suitable for its intended use and to assess the risks associated with its current situation and the need for additional costs to adapt it to that use or to restore it to its functional state.

In short, all risks are analysed and the economic, regulatory and other impacts on the project are assessed according to their severity.
