Effective management of Listed Real Estate Investment Companies depends to a large extent on the accuracy and rigour of the valuation of their assets. This process not only affects investors' perception of the company's value, but also directly influences its financial and strategic performance.
Chaired and managed by Joaquín López-Chicheri, the socimi Vitruvius entrusted us with the valuation of 140 assets. Half are concentrated in Catalonia, followed by the autonomous community of Madrid and Andalusia. The aggregate surface area of the total valued assets exceeds 9,000 square metres.
About the application. For a project of this nature, Vitruvio needed a supplier with the capacity to carry out the valuation throughout the peninsula, in accordance with the procedures of the ECO 805 Order and able to adapt to the time required by the operation.
Our field presence, proactivity and knowledge of the market made it possible for us to successfully develop the valuation of the Kalia portfolio within the established deadlines.
The valuation allowed Vitruvio to sign a strategic agreement whereby the socimi acquired, in a first phase, 70 homes from the proptech Clikalia, which will continue to manage them under the long-term rental model. The assets are located in the provinces of Madrid and Málaga.
Vitruvio is a company promoted by private investors which was listed eight years ago and invests in the office, residential and commercial real estate market.
Importance of asset valuation for socimis
Investor confidence. Accurate asset valuation provides a solid basis for investor confidence, reflecting a transparent and reliable picture of the socimi's financial health.
Regulatory compliance. Socimi are subject to strict regulations requiring regular and detailed reporting on the value of their assets, ensuring fair and transparent market practices.
Investment and divestment strategy. Decisions on when and where to invest or divest are based on asset valuations, allowing the socimis to optimise their portfolios according to market conditions.
Access to finance. Valuations affect a socimi's ability to access financing, as assets often serve as collateral for loans and other forms of credit.
