- Mortgage application. Financial institutions require a valuation approved by the Bank of Spain in order to grant a loan. Without this report, it is not possible to process the mortgage.
- Buying and selling a property. Finding out the true value of a property before selling or buying is a sensible decision that helps avoid overpaying or undervaluing it, particularly in a market such as Madrid’s, where there are significant differences between districts.
- Inheritance and succession. The valuation report is the key technical document for distributing assets amongst heirs and correctly calculating Inheritance and Gift Tax in the Community of Madrid.
- Separation or divorce. Where a property is jointly owned, the official valuation serves as the objective basis for the division of assets, whether by mutual agreement or through legal proceedings.
- Debt refinancing or consolidation. The current value of the property is a key factor when negotiating new terms with the bank.
- Legal or tax matters. The certified report is an official document recognised by the Tax Authority, the Land Registry and the courts in Madrid.
What is the process for a property valuation in Madrid? (7 steps)
The process is standardised and transparent. From the initial request through to the delivery of the report, Gesvalt follows these seven steps:
1. Request for a valuation
Via the online form or by telephone.
Details of the property (type, address, floor area) and the purpose of the valuation are recorded.
2. Submission of documentation
Generally speaking, the following are required: the extract from the land registry, descriptive and graphical cadastral information, and the energy performance certificate (EPC).
3. Acceptance of the quotation
Once the order has been confirmed, the processing of the file begins.
4. Visit by the valuation expert
A certified valuer will inspect the property within 24–48 hours of the quote being accepted.
5. Analysis and assessment
The valuer compares the property with similar properties in the same area of Madrid and applies the following valuation methods: market comparison, replacement cost and income capitalisation.
The valuation may differ from the perceived market value, as it is based on the technical criteria set out in Order ECO/805/2003.
6. Preparation of the report
The official report is drawn up in accordance with Order ECO/805/2003 and the requirements of the Bank of Spain.
7. Submission of the valuation
The approved report is delivered in digital format within 3 to 5 working days following the site visit and once all the documentation has been received in full.

What is included in the valuation fee?
The price includes a visit by a certified valuer, a comparative market analysis, the preparation of the official report in accordance with Bank of Spain regulations, and delivery in digital format. The report is legally valid for 6 months and is accepted by any Spanish bank. The valuation fee also includes the valuation of the garage and storage room.
