Property valuation service for houses and flats in Barcelona: property valuation and appraisal
An official valuation of a house or flat in Barcelona is the technical assessment of the property carried out by a professional valuer in accordance with the Bank of Spain’s regulations (Order ECO/805/2003) and international valuation standards (IVS). The result is a certified report that is legally valid for six months when presented to any bank, public body or court.

Flat and apartments (new-build and second-hand).
Penthouses and duplex flats.
Semi-detached and terraced houses.

When do you need to have a house or flat in Barcelona valued?
The property market in Barcelona, one of the most active in Spain and subject to the greatest price pressure, gives rise to situations in which an official valuation is a legal requirement or an essential tool for protecting the interests of the owner or buyer:
Mortgage application: Financial institutions require a valuation approved by the Bank of Spain in order to grant financing. Without this report, it is not possible to process the mortgage.
Buying and selling a house or flat: Finding out the true value of a property before selling or buying is a sensible decision that helps avoid overpaying or underpaying, particularly in a market such as Barcelona’s, where there are significant differences between neighbourhoods.
Inheritance and succession: The valuation report is the key technical document for distributing assets amongst heirs and correctly calculating Inheritance and Gift Tax in Catalonia.
Separation or divorce: Where a property is jointly owned, the official valuation serves as the objective basis for the division of assets, whether by mutual agreement or through legal proceedings.
Debt refinancing or consolidation: The current value of the property is a key factor in negotiating new terms with the bank.
Legal or tax matters: The certified report is an official document recognised by the Tax Authority, the Land Registry and the courts in Barcelona.
What is the process for a property valuation in Barcelona? (7 steps)
The process is standardised and transparent, regardless of the neighbourhood or municipality within the province where the property is situated:
1. Request for a valuation
Via the online form or by telephone.
Details of the property (type, neighbourhood, floor area) and the purpose of the valuation are recorded.
2. Submission of documentation
Generally speaking, the following are required: the land registry extract, the descriptive and graphical cadastral information, and the energy performance certificate (EPC).
3. Acceptance of the quotation
Once the order has been confirmed, the processing of the file begins.
4. Visit by the valuation expert
A certified valuer will inspect the property within 24–48 hours of the quote being accepted.
5. Analysis and assessment
The valuer compares the property with similar properties in the same area of Barcelona and applies the following valuation methods: market comparison, replacement cost and income capitalisation. The valuation may differ from the perceived market value, as it is based on the technical criteria set out in Order ECO/805/2003.
6. Preparation of the report
The official report is drawn up in accordance with Order ECO/805/2003 and the requirements of the Bank of Spain.
7. Submission of the valuation
The approved report is delivered in digital format within 3 to 5 working days following the site visit and once all the documentation has been received in full.

Factors affecting the value of a property in Barcelona
The property market in Barcelona is one of the most diverse in Spain. The value of a flat or house varies significantly depending on the neighbourhood:
- Eixample. The most sought-after neighbourhood in Barcelona, with one of the highest densities of flats in Europe. Valuation figures are consistently high, with differences between the Eixample Esquerra and the Dreta.
- Gràcia and Vila de Gràcia. A neighbourhood in high demand, featuring bohemian-style flats and close to the city centre. Property prices reflect a shortage of supply and strong buyer demand.
- Sarrià-Sant Gervasi. A premium area of Barcelona, with a higher proportion of detached houses, villas and high-quality flats. It has the highest property valuations in the municipality.
- Ciutat Vella. Barcelona’s historic centre includes the Gòtic, the Raval and the Barceloneta, all of which feature very old buildings. Their value depends heavily on their state of repair and height.
Beyond the neighbourhood, the factors that a certified valuer analyses for each property in Barcelona are:
Total and usable floor area: The size of the flat is the primary factor determining its valuation.
Height and orientation: Flats on upper floors with views command higher valuation prices on the Barcelona property market.
Condition and age: Buildings in the Modernist Eixample district, for example, may have a high replacement cost, which affects their value.
Building standards and recent refurbishments: Refurbished kitchens and bathrooms, high-quality materials and energy efficiency increase the value.
Energy Performance Certificate (EPC): A regulatory factor with a growing impact since Order ECM/599/2025.
Supply and demand in the area: In almost all of its neighbourhoods, demand in Barcelona far outstrips supply, which is pushing up market values.
