Property valuation service in Cantabria — property valuers in Cantabria
An official property valuation in Cantabria is a technical assessment of the property’s value carried out by an accredited valuer in accordance with the regulations of the Bank of Spain (Order ECO/805/2003) and international valuation standards (IVS). The result is a report that is legally valid for six months with any bank, public body or court.
In the property sector, the terms ‘property valuation’ and ‘property appraisal’ are commonly used interchangeably to refer to this same official report. The technical difference is that mortgage valuations are specifically regulated by Order ECO/805/2003 and may only be carried out by a valuation firm approved by the Bank of Spain, such as Gesvalt.
Gesvalt has property valuers in Cantabria with experience in all types of property on the Cantabrian market:
Flat and apartments in Santander and other towns in the region.
Chalets, houses and detached homes.
Farmsteads and traditional dwellings in the Cantabrian countryside and valleys.
Second home on the Cantabrian coast (Costa Verde).
Country estates and properties in the area around the Picos de Europa.
Properties in the planning stage or under construction.
Social housing (VPO).
When do you need to have a property valued in Cantabria?
The Cantabrian property market combines residential demand in Santander and Torrelavega with a strong domestic second-home market, particularly in the coastal towns and inland valleys. These are the main situations in which an official valuation is required:
Mortgage application: Financial institutions require a valuation approved by the Bank of Spain in order to grant financing. Without this report, it is not possible to process the mortgage.
Buying and selling a home or property: Finding out the property’s true value before selling or buying is a sensible decision, whether it’s your main home in Santander or a holiday home on the coast or in the interior of Cantabria.
Inheritance and succession: The property valuation report is the key technical document used to distribute assets amongst heirs and to calculate Inheritance and Gift Tax in Cantabria.
Separation or divorce: Where a property is jointly owned, the official valuation serves as the objective basis for the division of assets, whether by mutual agreement or through legal proceedings.
Debt refinancing or consolidation: The current value of the property is a key factor in negotiating new terms with the bank.
Legal or tax matters: The certified report is an official document recognised by the Tax Authority, the Land Registry and the courts of Cantabria.
What is the process for a property valuation in Cantabria? (7 steps)
The process is standardised and transparent, regardless of the neighbourhood or municipality within the province where the property is situated:
1. Request for a valuation
Via the online form or by telephone.
Details of the property (type, neighbourhood, floor area) and the purpose of the valuation are recorded.
2. Submission of documentation
A simple land registry extract, descriptive and graphical cadastral information, and an energy performance certificate (EPC) are required..
3. Acceptance of the quotation
Once the order has been confirmed, the processing of the file begins.
4. Visit by the valuation expert
A certified valuer will inspect the property within 24–48 hours of the quote being accepted.
5. Analysis and assessment
The valuer compares the property with similar properties in the same area of Cantabria and applies the established methods: market comparison, replacement cost and capitalisation of income. The valuation may differ from the perceived market value, as it is governed by the technical criteria set out in Order ECO/805/2003.
6. Preparation of the report
The official report is drawn up in accordance with Order ECO/805/2003 and the requirements of the Bank of Spain.
7. Submission of the valuation
The approved report is delivered in digital format within 3 to 5 working days following the site visit and once all the documentation has been received in full.

Gesvalt’s network of valuers covers the whole of Cantabria — from Santander and Torrelavega to the coastal and inland towns —, making it possible to arrange a viewing quickly and easily, regardless of the property’s location.

Property valuations in Santander and property valuations throughout Cantabria
Cantabria is a single-province autonomous community with a property market that is polarised between Santander — the capital, which has the highest price per square metre in the region — and the rest of Cantabria, where second homes on the coast, inland valleys and rural areas coexist.
- Santander (the capital). The property valuation market in Santander has the highest values in Cantabria, with significant differences between neighbourhoods:
- El Sardinero and Segunda Playa. Santander’s most upmarket area, with high demand for residential properties and second homes. Valuation figures reflect the proximity to the sea and the quality of the surroundings.
- El Centro, El Espolón and Ciudad Jardín. Santander’s city centre combines restored historic buildings with properties dating from the 1960s to the 1980s. There is high demand for both buying and renting, with property values remaining strong.
- Cuatro Caminos, Cazoña and Nueva Montaña. Residential neighbourhoods at a more affordable price point, with high demand for first homes and valuation figures below those of the capital’s most upmarket areas.
- El Alisal and La Albericia. Neighbourhoods in the south of Santander characterised by their working-class nature, a larger stock of older housing and more modest property valuations.
- The Cantabrian coast and coastal towns.Castro-Urdiales, Laredo, Santoña and the municipalities of the Costa Verde attract significant demand for second homes from buyers in the interior of the Iberian Peninsula (Madrid, Castile and León), who are looking for coastal properties in northern Spain. The price per square metre in the coastal towns with the best transport links (Castro-Urdiales, due to its proximity to the Basque Country) can be comparable to that of the city of Santander.
- The inland areas and valleys of Cantabria. The Pas and Liébana valleys and the area around the Picos de Europa have a very different property market: farmhouses, rural estates, village houses and traditional dwellings. Torrelavega, as the second-largest town, has a residential property market with prices significantly lower than those in Santander, but with stable local demand.
- Comillas and San Vicente de la Barquera. Towns on the west coast of Cantabria that are in high demand from both tourists and residents, characterised by high-quality second homes and property valuations above the regional average.
Factors affecting the value of a house or property in Cantabria
The valuation of a property in Cantabria depends on a combination of technical and market factors:
Location: The decisive factor. Santander (the capital), coastal towns with demand for second homes, Torrelavega and the rural interior all have very different property values
Built-up and usable floor area: The primary quantitative factor determining the valuation.
Sea or mountain views: In Cantabria, sea views (from El Sardinero, Santander Bay or the coastal towns) and views of the Picos de Europa carry significant weight in the market value assessed by the valuer.
State of preservation and age: Particularly significant in Santander’s historic quarter and in the traditional houses of the inland areas.
Build quality and recent refurbishments: Materials, up-to-date installations and energy efficiency have a direct impact on the property’s value.
Energy Performance Certificate (EPC): A regulatory factor of increasing importance following Order ECM/599/2025.
Second-home market: In coastal towns and rural areas, property values are influenced more by demand from buyers in other regions than by local demand, which can result in valuation figures that follow a different pattern to those in the urban market.
