When do you need to have a property valued in Valencia?
The property market in Valencia It combines residential demand in the capital with the diversity of the province, where the impact of the DANA in October 2024 stands out as a distinguishing factor that has created a specific need for technical valuations:
- Mortgage application. Financial institutions require a valuation approved by the Bank of Spain in order to grant a loan. Without this report, it is not possible to process the mortgage.
- Buying and selling a property. Finding out the true value of a property before selling or buying is a sensible move, particularly in a market where there are significant price differences between the capital’s neighbourhoods and the towns in the province.
- Inheritance and succession. The valuation report is the key technical document for the distribution of assets amongst heirs and for calculating Inheritance and Gift Tax in the Valencian Community.
- Separation or divorce. Where a property is jointly owned, the official valuation serves as the objective basis for the division of assets, whether by mutual agreement or through legal proceedings.
- Debt refinancing or consolidation. The current value of the property is a key factor when negotiating new terms with the bank.
- Legal or tax matters. The certified report is an official document recognised by the Tax Authority, the Land Registry and the courts in Valencia.
- Homes affected by the DANA (Valencia differential): The cold drop in October 2024 affected municipalities in the province of Valencia (L’Horta Sud, Paiporta, Aldaia, Catarroja and others). Owners of damaged properties may need an official valuation for: claims against insurance companies, legal proceedings and compensation claims, or to determine the current value of the property following the damage. The valuation report assesses the actual condition of the property in accordance with Bank of Spain regulations and is recognised by insurers, banks and the courts.

Factors that influence the value of a property in Valencia
The property market in Valencia shows significant differences between the neighbourhoods of the city and the towns in the province. Valuation figures vary according to location:
- Eixample and Ruzafa: The neighbourhoods in Valencia city centre with the highest demand, characterised by consistently high property valuations and sustained urban regeneration. Ruzafa stands out for its vibrant commercial life and its appeal to young buyers and investors.
- El Carmen and the Historic Centre: Valencia’s old town boasts a diverse range of properties: restored mansions, flats in historic buildings and newly refurbished flats. Tourist and residential demand has driven up property prices in recent years.
- Benimaclet and Quatre Carreres: Residential neighbourhoods that are more affordable, with high demand for first homes and good links to the city centre. The area around the City of Arts and Sciences has made Quatre Carreres an attractive location for investment.
- L’Horta and municipalities in the Metropolitan Area: The L'Horta region (Mislata, Burjassot, Paterna, Manises) is seeing high demand from homebuyers looking for more affordable properties near the capital.
- Areas affected by the cold low-pressure system: In the municipalities of L'Horta Sud (Paiporta, Aldaia, Catarroja and others affected by the DANA in October 2024), the current condition of the property and any structural damage are factors that the valuer must assess specifically, as they have a decisive influence on the valuation.
The technical factors that a certified valuer analyses for each property are:
Location and neighbourhood: the factor with the greatest influence on the valuation, with notable differences between the capital’s prime neighbourhoods and the municipalities in the province.
Total and usable floor area: the primary quantitative determinant of value.
Condition and age: particularly significant in the historic quarter of central Valencia.
Building standards and recent refurbishments: Materials, facilities and energy efficiency have a direct impact on market value.
Energy Performance Certificate (EPC): a regulatory factor of increasing significance since Order ECM/599/2025.
Structural damage (DANA): In affected properties, the current condition of the building — including damage to the foundations, structure, installations or finishes — is a key factor that can significantly reduce the valuation compared with the value prior to the damage.
